What is an individual lease?
An individual lease provides each resident with their own separate lease agreement and responsibility for only his/her monthly rent installment and applicable utility and parking charges. By signing an individual lease, you are only taking responsibility for your rent installment and lease terms and will not be held liable for any delinquent amounts owed by your roommate(s).

Rent & Billing

When is the rent installment due?
Rent installments are due the 1st of every month beginning on August 1st and the last payment being due on July 1st. Each lease will be for 12 installments.
Do you send me a bill every month?
No, bills are not sent to residents each month, but you may see payment reminders posted around the property or receive reminders via email/phone.
How can I make my rent payment?
We accept checks, money orders, cashier’s checks and credit card is accepted online via rentpayment.com. We are unable to accept cash.

Rent is $519 per installment and includes a fully furnished apartment, water, sewer, trash, internet and cable. Residents will be responsible for paying their own monthly electricity bill.
Can I use Financial Aid or my Scholarship to pay my rent?
Yes, once all and all obligations owed to the university have been paid in full, you may use any remaining funds to pay for housing at Lobo Village.

When is a guarantor required?
All residents require a guarantor to complete the guaranty agreement.
Can I be my own guarantor?
A resident can act as their own guarantor if they can show documentation as outlined in the lease agreement that they have income greater than three times the monthly rent installment.
What paperwork is required with a guarantor?
The guarantor will need to sign the guaranty agreement. If the resident is not of legal age to execute a contract, the guarantor will be required to sign both the lease and guaranty agreement.
What is a guarantor?
To mitigate the risk of delinquent or defaulting residents, we require applicants to provide someone to guarantee their housing contract.

Can I fill out an application online?
You can access the online application by clicking the “Apply Online” link at the top of every page.
Can I print an application from the website?
You can access the printable PDF version of the application by clicking the “APPLY ONLINE!” link at the top of each page then selecting "Apply by mail" at the top of the page.
How much is the security deposit and application fee?
The security deposit is $150 and the application fee is $75.
Will upperclassman and current on campus residents have application priority at Lobo Village?
Yes, we will have a designated priority period during which upperclassman and current on-campus residents will have leasing priority over other students to secure their space. Additional communication will be sent regarding the time period.

Can I request specific roommates?
Yes, you can list the roommates you have chosen on your profile card when completing your lease. It is important that all roommates list each other and that all requests are mutual.
Do you have a roommate matching service?
Yes, you will be given a profile card when completing your lease contract that will inquire as to your study habits, social habits, and hobbies to help us match you with residents that have similar preferences in your floor plan.
Am I allowed to request a specific unit?
You can list your preferences on your profile card and housing application and we will do our best to place you in the unit that fits those requests. All requests are served on a first-come, first-served basis and are taken in order based on the date your application was received.

Does the university alcohol policy apply to residents living at Lobo Village?
No, the university alcohol policy does not apply at Lobo Village. Residents who are 21 years of age or older will be allowed to consume alcohol in accordance with state and federal law in their apartment.

Is parking included in my rent?
Yes, standard surface parking at the property is included in your rent. Spaces are available on a first come first serve basis as residents come and go daily.
Is there is a shuttle that takes students to campus?
Yes there will be a university shuttle that will take students to campus. All students are required to pay the University Transportation Fee which includes use of this service.
Where am I allowed to park?
Residents will be allowed to park in any available space at the community that is not labeled for a specific purpose (I. e. visitor parking, maintenance parking, etc). Spaces are available on a first come first serve basis as residents come and go daily. All residents who have paid the University Transportation Fee will be permitted to park in designated areas on campus and at Lobo Village as well be permitted to use the University shuttle system and city bus.
What hours does the shuttle operate?
The shuttle will operate with hours consistent with the University Shuttle schedule.
How often does the shuttle pick up at the community?
The shuttle will operate with hours and frequency consistant with the University Shuttle schedule.
What services are included in the University Transportation Fee?
The Transportation Fee provides: 1. Surface parking at Lobo Village, 2: Shuttle Service Monday – Friday during the fall and spring semesters, 3: Parking on University surface lots when the shuttle is not running and 3: Unlimited access to the city bus.

What utilities are included in my rent?
Water, sewer, trash, internet and cable are included in rent.
How do I set up and pay for my electricity bill?
Your electricity will already be set up for you when you arrive to move in and remains in the account name of the property throughout the term of the lease. Each month you will receive a bill from the property for your portion of the electricity. The total electricity bill will be divided equally between the number of residents assigned to the apartment.

Is after hours staffing and maintenance available?
Yes, after hours Community Assistants will live on site and after hours maintenance will be available in the case of a maintenance emergency.

What floor plan types will Lobo Village have?
All units will be four bedroom four bath units and each resident will have their own private bedroom and bathroom.
What is the square footage of the units?
All units are approximately 1260 sq ft.
Are the apartments furnished?
Yes all of the apartment are fully furnished and have a full kitchen. Bedroom: Full sized bed, nightstand, dresser, study desk and chair. Living Room: Leather style sofa, side chair, end table, coffee table, and entertainment stand. Dining Area: Built in dining area and four chairs. Kitchen: Full sized refrigerator, electric range/oven, dishwasher, and microwave. Laundry: Full sized stackable washer and dryer.
